10. Voicemail - Check voicemail throughout day and return each call as needed.
11. Track property owners' phone numbers - If there is no phone number listed, track it down using zabasearch or other online free classified site.
12. Encode buyer’s information into website back office -Every time a buyer calls in, encode all required important information needed and get their buying criteria.
13. Consolidating files of potential buyers and motivated sellers separately.
14. Outgoing calls for sellers/investors- Calling sellers/investors and get all of their property requirements. Walk them through our website.
15. Outgoing calls to landlords to find out if they want to sell or lease option their rental property.
16. Respond to emails from sellers, buyers and investors. Call if necessary.
17. Look for properties available for a certain buyer based on their criteria then if you find one, call back the buyer and inform him that you found the property he has been looking. Get all details and save.
18. Post ads on various sites - Posting ads for sellers and buyers on Craigslist and Backpage.com, Google, first thing in the morning and before leaving.
19. Use dodeals.com leads to find retail buyers, retail tenant buyers, wholesale buyers, landlords, sellers
20. Contact real estate agents willing to work with investors to find short sales, foreclosures, probate, bankruptcy and other deals
21. Use email scripts, phone scripts, and forms when requested
22. Preparing mail-out lists- analyze and correct by sorting data until all unnecessary and multiple properties are deleted
23. Running comps to check if the price of the property value is high enough or fair enough.
24. Vacant house research - Do some research in vacant houses and take note of the owner’s name and address as well.
25. Setting up an account for utilities in a certain property (Electric, Gas, Water) when requested
26. Set up property showings between buyers and sellers
27. Learn new skills by attending online training and reading books and manuals when requested.
28. Very focus and high level of attending to details
29. Able to follow instructions, work without content oversight & independent.
